In Spain, real estate services are traditionally paid for by the seller. As a result, agents typically represent the seller’s interests — often at the buyer’s expense. At the same time, urban planning regulations vary widely and have been evolving rapidly, meaning many properties may be non-compliant or even outright illegal.
After observing how these challenges affect international buyers on our beautiful island of Mallorca, we created our dedicated Realtor Services for Buyers. Our goal is to ensure a smooth, safe, and pleasant purchase process for both first-time and experienced buyers.
Your private realtor will manage the entire process, including:
Benchmarking
We work closely with you to prepare a tailored list of properties. From this, we select the five most promising options and initiate contact with the relevant listing agencies.
Valuation
We provide professional guidance on pricing. Since properties are often listed above their expected sale price, we benchmark and estimate realistic market values to support your negotiations.
Due Diligence
We thoroughly verify each property’s legal and technical status, including:
Energy Efficiency Certificate and Habitability Certificate
Property Registry records
Confirmation from the City Hall of no planning infringements
Verification of utilities (water and electricity) for rural properties
Assessment of protected or historical status
Structural stability inspection (by an external architect; not included in our fees)
Review of existing debts or mortgages
Advice on correcting irregularities or non-compliance
Negotiation
When a property passes due diligence and has been visited, we assist you in submitting an official offer. This typically includes a brief preliminary contract and a 1% deposit held securely in our escrow account.
Local knowledge is essential here, as this phase can be complex and time-consuming.
Contract Preparation
Once the seller accepts the offer in writing, we prepare a bilingual (Spanish–English) option-to-buy contract, detailing:
Timeframe – deadline for signing the public deed
Price – final purchase price
Stake – downpayment at contract signing (usually 10–20%)
We also assist with transferring funds to our escrow account (included), the notary, or directly to the seller. Notary fees are separate.
Documentation
We collect and prepare all paperwork required for signing the public deed, including:
Mortgage payoff letters
Tax receipts
Community fees
Registry and cadastral information
Identification documents
Residency and Tax Identification Number applications
Military permits for non-EU citizens (if needed)
Proof of funds
Construction licences, insurance, and finish certificates (when applicable)
Most of this documentation will already have been reviewed during the due diligence stage.
Notary Coordination
We manage the entire notary process: submitting documentation, booking appointments, notifying all parties, coordinating banks and creditors, and assisting with payments related to the notary, registry, and tax authorities.
Payment of Taxes
We prepare and file all tax declarations required for the property transaction.
Project Management
If you require refurbishment, construction, extensions, legalisations, or interior design, we connect you with trusted professionals from our extensive network.
Our fee is 5% of all approved budgets.
